Between Samuel Gruver (Father) William Gruver and Elsie Gruver his wife, Homer Gruver and Bertha Gruver his wife, George Gruver and Maud Gruver his wife, Curtis Gruver and Huldah Gruver his wife Mrs Elvie Gruver and Edward Henry Doverspike her husband Clair Gruver and Ortenza Gruver his wife Alvie Gruver and Mazie Gruver his wife parties of the first part.

And Clair Gruver and Ortenza Gruver his wife of the Village of Pierce, Township of Redbank County of Armstrong of the second part.

Witnesseth that the said parties of the first part for and in consideration of the sum of twenty two hundred and fifty Dollars lawful money of the United States of America, unto them well and truly paid by said parties of the second part at or before the sealing an delivery of these presents, the receipts, of which is hereby acknowledged, Have granted, bargained, sold aliened, enfeoffed, released, conveyed and confirmed, and by these presents Do grant, bargain, sell alien, enfeoff, release,convey and confirm unto the said party of the second part, his heirs and assigns all that lot piece or tract of land situated in the Village of Pierce, County of Armstrong and State of Pennsylvania.

Bounded and described as follows wit:

Beginning at a stone post, thence along lands of Henry Fetter, now William Buffington south eighty seven (87) degrees East thirty two and 4/10 percels to a stone post, thence by lands of Widow Thomas, now Peter Hoch, south twenty four and one-half degrees (24 1/2) degrees west twenty nine and seven tenths (29 7/ 10) percels to a stone post lands of John Bishop now P Doverspike south eighty seven and one fourth (87 1/4) dgrees west eighteen and seven tenths (18 7/10) percels to a stone post on Puplic Road north five and one-half (5 1/2) degrees west twelve and twenty two tenths (12 2/10) percels to a stone post, thence north one degree (1) degree west seventeen and three tenths(17 3/10) percels to the place of the beginning.

Containing four acres and eighty seven percels more or less.

Also - All that certain lot piece or tract of land situated in the Village of Pierce, Township of Red Bank, County of Armstrong State of Pennsylvania.

Bounded and described as follows to wit:

Beginning at a stone post, thence north eighty-eight (88) degrees east ten (10) percels to a post, thence south two degrees east two (2) degrees east four (4) percels to a stone post, thence by lot No. 18 south eighty eight (88) dgrees west ten (10) percels to a stone post on Main Street, thence along Main Street north two (2) degrees west four (4) percels to the place of the beginning.

Containing one forth of a acre and know as lot No. 19 in General plan of lots of said Village of Pierce, and being the same tract of land which by sundry deeds of conveyance, title became vested in Mrs Sarah Gruver, all which is recorded in the Recorders Office of said Armstrong County Pennsylvania, in Deed Book Vol. 83 Page 205 and 206. Reference thereunto had will more fully and at large appear, said Sarah Gruver having Died intestate, her property reverted to her legal heirs, the present grantors.

Together with all sigulars the Buildings, improvements, ways, water courses, rights, liberties, priviledges, hereditaments and appurtenances, whatsoever thereunto belonging, or in anywise appertaining and revisions and remainders, rents, issues and profits thereof, and also all estate rights title, interest property, claim and demand whatsoever of the said parties of the first part, in law, equity or otherwise however, of, in and to the same and every part thereof,

To Have And To Hold said four acres and eighty seven percels and the one forth acre of lot No. 19 as above described hereditaments and premises hereby granted or mentioned, and intented so to be, with the appurtenance, unto said party of the second part, their heirs and assigns, to and for the only proper use and behoof of the said parties of the second part, their heirs and assign Foerever.

And Samuel Gruver (Father), William Gruver and Ella Gruver his wife, Homer Gruver and Bertha Gruver his wife, George Gruver and Maud Gruver his wife, Curtis Gruver and Huldah his wife, Mrs Elvie Doverspike and Edward Doverspike her husband, Clair Gruver and Ortenza Gruver his wife, and Alvie Gruver and Magie Gruver his wife the said parties of the first part, for themselfs their heirs, executors and administrators, do by these presents, convenant, grant agree to and with the said part of second part, his heirs and assigns, that they, the said parties of the first part, and their heirs, all and singular, the hereditiments and promises herein above described and granted or mentioned, and intented so to be, with appurtenances, unto said party of the second part his heirs and assigns, against them, the said parties of the first part, and their heirs, and against all and every other person or persons whomsoever lawfully claiming, or to claim the same or any part thereof of the above mentioned two tracks of land.

Shall And Will Warrant And Forever Defend. In Witness Whereof. The said parties of the first part have to these presents set their hands and seals. Dated the day and year first above written.
