This Indenture, Made the third day of April one thousand eight hundred and eighty six.

Between Samuel Gruver and Sarah Gruver his wife of New Salem of Red Bank Township Armstrong County State of Pennsylvania of the first part, and John W. Doverspike of the same place of the second part.

Witnesseth that the said parties of the first part for and in consideration of the sum of two hundred and eight two ($282.00) lawful money of the United States of America, unto them well and truly paid by said party of the second part at or before the sealing an delivery of these presents, the receipts, whereof is hereby acknowledged, has granted, bargained, sold aliened, enfeoffed, released, conveyed and confirmed, and by these presents do grant, bargain, sell alien, enfeoff, release, convey and confirm unto the said party of the second part, his heirs and asigns forever, all the following descibed property, viz:

All that certain of land situated in the Village of New Salem in Red Bank Township County of Armstrong and State of Pennsylvania.

Bounded and described as follows wit:

Beginning at the north corner at a stone, thence by lot of Abraham Kunselmam and Samuel Copenhaver No. 19 east ten percel to a stone, thence by public road leading from New Salem to Milton eight percels. The demention being nearly south to a stone corner, thence by lot of George Schreckengost west or paraled with the northern line ten percels to a stone, thence by a street or a public road south eight percels to the place of the beginning.

Containing and half of an acer be the same more or less.

The same being lot No. 17 and 18 in the Village of New Salem in the plan of lots laid out by Jacob Shick Jr.

The northern half or lot No. 18 being the same that was conveyed by Sarah Dinger to Peter Beam by deed dated the 3rd of May A.D 1866 and recorded December 6 1869 in the office for recording deeds in Armstrong County in Deed Book Vol 37 Page 363 and 364.

The other half of lot No. 17 being the same that was conveyed by said Levi G. Himes abminitrator of Christian Himes late of Red Bank Township Armstrong County Pennsylvania to Peter Beam by deed dated August 17 1867.

The aforesaid No. 18 and 17 being part of a tract of land No. 284 of Holland Lands, and was surveyed and returned in Warrent No. 3050 and conveyed to the Holland Land Company by patent dated April 29 1840 .

Also being the same lots that was conveyed to the present gantor by Peter Beam and wife by this deed dated the 13t day of May 1884 and recorded in the office for recording of deeds in Armstrong County Pennsylvania in Deed Book.

Together with all sigulars Building, improvements, ways, water courses, rights, liberties, priviledges, hereditaments and appurtenances, whatsoever thereunto belonging, or in anywise appertaining and revisions and remainders, rents, issues and profits thereof, and also all estate rights title, interest property, claim and demand whatsoever of the said parties of the first part, in law, equity or otherwise however, of, in and to the same and every part thereof,

To Have And To Hold said described lots No. 17 and 18 in New Salem Red Bank Township Armstrong County Pennsylvania with the hereditaments and premises hereby granted or mentioned, and intented so to be, with the appurtenance, unto said party of the second part, his heirs and assigns to the only proper use and behoof of the saiid party of the second part his heirs and asign forever.

And Samuel Gruver and Sarah Gruver his wife the said parties of the first part, their heirs, executors and administrators, do by these presents, convenant, grant agree to and with the said part of second part, his heirs and assigns, that they, the said parties of the first part, and their heirs, all and singular, the hereditiments and promises herein above described and granted or mentioned, and intented so to be, with appurtenances, unto said party of the second part his heirs and assigns, against them, the said parties of the first part, and their heirs, and against all and every other person or persons whomsoever lawfully claiming, or to claim the same or any part thereof.

Shall And Will Warrant And Forever Defend.

The said parties of the first part have to these presents set their hands and seals. Dated the day and year first above written.

On this 3rd day of April 1886 before me a Justic of the Peace came the above named Samuel Gruver and Sarah Gruver his wife and acknowleded this to be their act and deed and desire. The said Sarah Gruver being of full age a examined by me seperate and apart from her said husband and the contents of the said Deed being first fully know to her declared that she signed sealed and delivered the said deed of her own free will, without any coercion or compulsion from her said husband.
