Between Samuel Copenhaver and Margret Copenhaver his wife heirs of Red Bank Township County of Armstrong State of Pennsylvania of the first part and Philip Doverspike of Red Bank Township Clarion County and State of Pennsylvania of the second part.

Witnesseth:

That the said parties of the first part for and in consideration of the sum of two thousand eight hundred and four Dollars lawful money of the United States of America, unto them well and truly paid by said party of the second part at or before the sealing an delivery of these presents, the receipts, of which is hereby acknowledged, Have granted, bargained, sold aliened, enfeoffed, released, conveyed and confirmed, and by these presents Do grant, bargain, sell alien, enfeoff, release,convey and confirm unto the said party of the second part, his heirs and assigns forever, all the following described property, viz:

All that certain of land situated in the Township of Red Bank County of Armstrong and State of Pennsylvania.

Bounded and described as follows wit:

On the west by lands of Samuel Shick on the south by lands of John Copenhaver and George Shaffer on the east by lands of Christian Miller in the north by lands of John Shick and Peter Behm.

Containing eighty acers more or less being the same premises which John 73 Boyd high Sheriff of the County of Armstrong in the Commonwealth of Pennsylvania did on the 4th day of September 1875 in obedience to a writ of Testation Fiera Facias issued out of the Court of Common Pleas of Jefferson County and No. 180 sept Term 1875 at the suit of George Shaffer for use of A. J. Smathers against Thomas Evans sell at Public Sale at the Court House in the Borough of Kittanning after duly Public Notice given the aforesaid disonbid preming on tract of land to Barclay Nulton he being the highest and best bidder for the same and said Barclay Nulton did by his assigment of said deed dated September 20 1875 and duly acknowledge according to law transfer convey and set over to Samuel Copenhaver all his right title and claim to said tract of land and will more fully and at large appear by reference unto said deed and preceedings had.

Together with all sigulars the said property, improvements, ways, water courses, rights, liberties, priviledges, hereditaments and appurtenances, whatsoever thereunto belonging, or in anywise appertaining and revisions and remainders, rents, issues and profits thereof, and also all estate rights title, interest property, claim and demand whatsoever of the said parties of the first part, in law, equity or otherwise however, of, in and to the same and every part thereof,

To Have And To Hold said eighty acers of land more or less with the hereditaments and premises hereby granted or mentioned, and intented so to be, with the appurtenance, unto said party of the second part, heirs and assigns Forever.

And Samuel Copenhaver and Margret Copenhaver his wife the said parties of the first part, for themselfs their heirs, executors and administrators, do by these presents, convenant, grant agree to and with the said part of second part, his heirs and assigns, that they, the said parties of the first part, and their heirs, all and singular, the hereditiments and promises herein above described and granted or mentioned, and intented so to be, with appurtenances, unto said party of the second part his heirs and assigns, against them, the said parties of the first part, and their heirs, and against all and every other person or persons whomsoever lawfully claiming, or to claim the same or any part thereof.

Shall And Will Warrant And Forever Defend.

In Witness Whereof. The said parties of the first part have to these presents set their hands and seals. Dated the day and year first above written.

On the 20 day of December 1875, before me a Justice of the Peace came the above names

Samuel Copenhaver and Margert Copenhaver his wife and acknowledge the above Deed to be their act and deed, and desire to have it recorded. Said Margret Copenhaver being of full age, and by me examined, seperate and apart from her said husband, and the content of said Deed being first made know to her declared that she signed, sealed and delivered said Deed of her own free will and accord without coercion or compulsion of her husband.
